Why is it worth to prepare geotechnical analysis of soil?

Detached houses are usually not so large, that it would be compulsory to prepare geotechnical analysis of soil. However, it is worth, if you want to get answers for the followings:

• How much is the load-bearing capacity of the soil?
• What kind of soil can be found at the level of the foundation?
• How high is the groundwater?

The construction plans where done by our architecture studio. From the geotechnical expertise – done by an external firm – turned out, the groundwater is high, therefore slab foundation must be prepared with major water insulation. If this turns out only by the construction, it can cause a lot of problem, like unexpected expenses and redesigning the construction details.
