Energy certification

From 01/01/2012 it is mandatory to make energy certification for the buildings with at least 50 m2 of useful floor-space! Try to bargain wisely, we are flexible!:) It makes a difference if we are talking about a huge building or a little flat and what kind of restoration advice do You need. What is the energy certificate good for?

Do you want to sell your flat? You don't get the certificate of occupancy because you don't have a certificate? You would like to compete for a financial support but you can't prove the energy-saving? You would like to make a restoration but You don't know what is worth the costs? Insulation versus heat pump, changing the windows versus solar collectors and more other oppurtunities...

The most important notes

1. It is mandatory for the sales contract to make an energy certificate for a flat or house which have at least 50 m2 of useful floor-space, if You would like to sell it. In this case the regulation talks about the floor-space of the building, so the floor-space of the flat doesn't matter whatsoever little the flat is, an energy certificate has to be made. But You don't have to make a certificate for each and every flat, it can be made for the whole building.

2. From 01/09/2013, it is mandatory to upload the certificates to the central VÁTI electronic registry. At the same time, the quality verification of the certificate is beginning and on the e-epites page, anyone can have a look at the uploaded certificates.

3. Useful floor-space: the total amount of floor-space of the cooled-heated premises in every floor. Due to the OTÉK, the useful space area is where the headroom is at least 1,90 m. (The category doesn't refer to usability of the space.)

4. It is mandatory to make a certificate for the selling, but there is no sanction if the property doesn't suit the requirement values. In the advertisement, the class of the building has to be stated if a certification was made.

5. In case of newly constructed buildings, the owner have to make a certificate (the building have to suit the requirement values) in 90 days from the date of the certificate occupancy's issue.

6. In the sales contract and the rental contract (the latter will be in force from 2016) You have to set that You have to make a certificate or not, and if you have to make the certificate, You have to give the certificate identifier code and the statement of the buyer or the renter about they get the certificate or a copy from it.

7. The energy certificate is operative for 10 years.

8. The energy certificate have to be renewed if the requirement values have changed in the proper law. It can happen in two cases: when the function of the building is changing (e.g. the dwelling-house will be an office), or when the size of the certificated building is changing. Namely, during a simple remodeling if it doesn't contain expansion, it doesn't necessary to make a new certification.

9. Due to the requirements of the 7/2006 TNM regulation, the certificate have to be made by an authorized expert, the list of the experts can be found on the web page of the chamber of the engineers and architects.

10. The certification is made in virtue of the existing plans, if the plans are not precise or can not be found, the certificate is made due to a field survey.

11. At the suit of the owner a cost-efficiency calculation and a remodeling proposal have to be made.

What is the next step?

A record is made from the thermographic camera inspection which contains the pictures of the visible and the thermographic images next to each other with an explanation. In the possession of these, our construction team can give recommendations for the required improvements.
