Many people are interested in the house with 95 m2 of useful floor area, worth 13-million HUF, which was presented a few weeks ago! Let’s go into the details, and see what is in the price, what kind material qualities and technologies can you expect, if you want to build a comfortable detached house for a budget.
For those who do not know the antecedents, we definitely recommend our previous post: Low-energy house with 95 m2 of useful floor area, for 13-million HUF!

Floor’s U-value: 0,2 W/m2K
According to the current 7/2006 TNM Regulation’s criteria, the value for the ground floors’ heat transfer factor is defined only for the strip of one and half meters from the perimeter: 0,5 W/m2K. It means that this house’s floor is 2,5-times better than the regulation!

Roof’s U-value: 0,16 W/m2K (it is 1,56-times better, than the regulation)
This is how bitumen sheet roofing on the roof looks like.
The coping of the roof is from bitumen sheets, which is used generally to waterproof the flat roofs. Crucial are the quality of the material (the usual GV3 and GV4 sheets with glass tissue aren’t enough) and the professional implementation. If the high-quality materials and the expertise are there, you can spare a huge amount of money on not using the traditional roofing materials (roof tiles, metal sheet).

Building’s heat loss: 5,3 kW
Net energy demand of heating: 13,11 kWh/m2/year
Estimated electricity consumption calculating with the standards of the 7/2006 TNM Regulation: 2490 kWh/year (approx. 124,500 HUF, which includes the domestic hot water heating and the ventilation), in this particular case, however, it will be less: it’s worth to operate the boiler with overnight electricity, so it gets warmed up in 4 hours, and if you do not waste a lot, the annual electricity consumption will be around 70,000 HUF. This value is calculated by using solar collectors, by that, about 2 months domestic hot water heating’s energy consumption can be saved.
Estimated firewood consumption: 3,960 kWh/year (approx. 35,000 HUF)
Laminated parquet floor is hardwood grist, decor foil and highly wear-resistant melamine resin layers built together. Their installation and cleaning is easy, their price is affordable (we designed the 7 mm thick floor, the 2 mm thick polyfoam and the necessary skirting boards in a way, it’s not more than gross 1,700 HUF/m2). The above shown gres tiles cost gross 1,550 HUF/m2. We calculated with this price, but of course there are more specific and more beautiful types to choose (this applies for the other kinds of cladding, windows and doors of the house). For example, if the selected tiles in the kitchen, bath and toilet cost 5,000 HUF/m2 than the total cost grows with less than 57,000 HUF.

The bathroom, around the bath tube is tiled up to 1,6 m high, in the rest of the room up to 1,2 m high, calculated with the price of 2,000 HUF/m2.

It’s a constant dilemma of whether it is worth to spend on security at the front door, if the adjacent terrace door and windows are free access to the burglars? The answer for the question in short, in this house there is no front door in the traditional sense. Two glazed terrace doors are instead of it, which are increasing the solar gains, too. The terrace doors are fitted with a lock, which can be locked from the outside and from the inside as well. It is a five air-chambers construction, with 70 mm installation depth profile, with galvanized steel section reinforcement, in white color. Glazing: Pressglass: 4-16-4 mm layer structure. Frame with increased thermal insulation, without thermal bridge, called “warm frame”. Heat transfer factor: Ug = 1.0 W/m2K.

Avantgarde 7000 HS plastic frame with six air-chambers, and 70 mm profile thickness, 4-Float-16-4 Argon ClimaGuard Premium glazing. The glazing’s heat transfer factor is U = 1.0 W/m2K. In each room tilt and turn windows are designed, but in the rooms, which have more windows, one window is fix, which means it cannot be opened. Anyway, the ventilation system is responsible for the house’s airing, and with the fixed windows the costs can be reduced.

We chose the IKEA Lagan kitchen mixer faucet (gross 3,850 HUF/piece), while in the other rooms Baumax products (3000 HUF/piece).

Price for the washbasin: 9,500 HUF, for the small basin: 4,200 HUF.
Two toilets are in the house. The toilets cost with bowl, tank, and seat 15,500 HUF/piece. The Alföldi Bázis bowl is 8,500 HUF, the simplest Gerebit tank is 6,000 HUF and the seat is 1,000 HUF.

The ZRT + BERNI fireplace operates with 10 kW capacity and 80 % of efficiency. The continuous combustion means in practice, that with one set after 10-12 hours later, the fire can be re-ignited from the ember-bed. The hermetically sealed combustion chamber uses 100 % of external air for the combustion. The fireplace’s heat passes through the building’s various rooms with the help of air ducts, this can be easily solved due to the central position of the fireplace, with gravitational principles, so there’s no need for electricity-demanded fans. The fireplace’s gross price is 309,000 HUF.

Size: 120 cm x 100 cm x 190 cm, comfortable for 2 people.
Six pieces of ceramic heater ensures the proper temperature, total power: 1750 W. Two pieces of external lighting and one piece of interior lighting. The digital controller is inside, because of the easier handling. Heat-resistant glazing on the door. Openable – closable roof ventilation holes. Gross price: 200,000 HUF.

The ventilation system is provided by Bodorvent Ltd., the presentation of this system is coming soon, in a new post! It is much cheaper, than the ventilation solutions presented so far.
By the compact solar panel, the panel-pipes, the heat exchanger and the solar hot water storage are designed in one unit. They are suitable for summer-operation, and they should be protected from frost, as they are not insulated. They work on gravitational principal, that’s way they can serve only one faucet, in our case, the bathtub in the bathroom. Our choice of price range (90,000 HUF) is equipped with a 62 liter storage unit.

We don’t want to publish the total budget on the internet, but if you visit our office in person, we show it to you gladly! We hope, the prices and materials shown above have already answered a lot of your questions. Upon the interest so far, we see, you would like a few changes. Of course there are no obstacles for that, according to the site conditions and requests (smaller or larger size, larger windows), we re-design the house, within reason, and the price changes proportionally.
